Custom California ADUs

DesignedBuilt is offering customized Accessory Dwelling Units (ADU) designed and built for California. Our ADUs are ecologically respectful and high-quality homes. These homes are precision built, with limited waste, off site in our climate-controlled production hall in Europe. We employ a 2D, panel construction methodology that allows us to flat pack and cost effectively ship our homes to California in 40-foot shipping containers for final assembly on a locally built foundation.

The new California ADU law only requires 4 foot set backs from your property line and the avoidance of all "impact" fees if the ADU is less than 750 square feet.  Avoiding impact fees can save you up to $20,000.

If you rent out your ADU, for income tax purposes, you should be able to deduct the portion of your  insurance bills, property taxes, lawn maintenance, HOA fees and mortgage interest that apply your ADU. And, you should be able to depreciate the cost of the ADU over 27.5 years.  Please consult with your accountant or tax advisor.

You can purchase your ADU through Fannie Mae's Homestyle program and Freddie Mac's ChoiceRenovation program.  Both programs provide purchase and refinancing funds to purchase ADUs.

  11. HVAC:  Three Friedrich WallMasters for heating and cooling; one thru-the-wall energy recovery air exchanger.

  12. Electrical:  200 AMP service. Interior panel, LED lighting and outlets to comply with California law.

  13. Roof:  2% slope white EPDM membrane.

  14. Structure:  Steel.

  15. Includes onsite assembly.
